A fun spring project I’m working on…
Changes underway at a property I bought last year ~ an old broken down canning shed from the early 1900’s is being transformed into a cozy indoor/outdoor living room with barn doors that open to a large deck with a rustic kitchen. Maybe we’ll bring the jam making vibes back to life! But for sure, summer BBQs are on the menu!
Garden beds, berry bushes, flowers and fruit trees will complete the vision.

Second Unit Grannies, That’s Who!
Not to be redundant, but this is a big deal! I’d like to drill down on details because it has great implications for people that are looking to improve a rental income or get creative with their living arrangements. This is the template that the state is requiring to increase housing availability, namely affordable housing, and municipalities are working to create their own relevant versions of these regulations.
- Granny Units are now referred to as:
Accessory Dwelling Units (ADUs) – an existing structure on a residential property (i.e. detached garage) can be retrofitted to serve as a second unit with a kitchen and a maximum of 1,200 SF (that’s the current state regulation but the cities/counties are likely to set it at 1,000 SF)
- New Designation: Junior Units – small studio apartment with kitchenette and bathroom converted from an existing bedroom in a single-family home under an existing roofline
- Removal of current “Owner-Occupied Provision” in the City of Santa Rosa
- Current sprinkler requirements will be waived
- Water/Sewer hookup fees will be waived
- Parking requirements & property setbacks more flexible
- ADUs & Junior Units will be exempt from rent control proposals in the City of Santa Rosa
- Permanent foundation requirements removed ~ bring on the tiny houses!
- Get the process going faster – municipalities are required to respond to homeowner’s applications within 120 days.
Unlike the above, newly constructed ADUs will be subject to a different criteria.
This is all in support of the state’s housing emergency – we simply don’t have enough homes!
There’s exciting possibilities with this new policy. I’m actively pursuing these kinds of opportunities on my own properties. Give me a call if this presents possibilities for you.
